Terms and Conditions
Occupancy
will be confined to a maximum of four persons and the person in whose name the booking is made must be at least 21 years of age. The owners reserve the right to refuse entry to anyone they consider is unfit to take charge of the property. Occupancy must be confined to the persons included in the original booking unless otherwise agreed by the owners.
Behaviour
the person making the booking will be responsible for the behaviour of the other occupants. The owners reserve the right to terminate the occupancy where unreasonable behaviour causes damage to the property or surroundings or causes discomfort to neighbours.
Right of Entry
the owners reserve the right to enter the property at any time should this be deemed necessary.
Tenancy
is for the period agreed with the owners as a holiday home and cannot be extended except by arrangement with them. It does not qualify as secure tenancy under the Rent act.
Pets
regretfully we do not allow pets to stay in the property.
Smoking
this is a non-smoking dwelling.
Residency
commences at 4pm on the first day of the booked period, normally Saturday unless otherwise noted on the Availability Calendar or agreed with the owners, and ceases at 10am on the last day of the booked period.
Electricity
is included in the holiday price to the value of £50 per week. In the unlikely event this amount is exceeded the excess will be deducted from the security deposit.
Booking
is recommended via the Availability Calendar, accessed from the Prices page which is accessed from the Contact page. If you prefer booking can be achieved by telephone, printing and posting the (completed) booking form, or e-mail (see Contact page). On receipt of a booking request the booked period will be flagged as reserved pending receipt of the deposit when the period will
be flagged as booked and will then be binding on both parties subject to cancellation rules (see below). Any booking application made by any means implies acceptance of the whole of these Terms and Conditions.
Deposit
twenty percent of the total holiday price is required as a deposit to be received within four days of initial receipt of the booking form, e-mail or telephone booking. If a telephone booking is made then it must be confirmed either by post or e-mail within the four day period. Please note that we are unable to accept payment by any form of credit or debit card.
Final Payment
the remainder of the total holiday price must be paid four weeks prior to the day of arrival. £100 security deposit will be added to the final remittance, this will be refunded on satisfactory examination of the premises, within 7 days of vacating the said premises and subject to the condition specified in the Electricity sub-section above.
Cancellation
in the event of cancellation of the booking four weeks or more before the booked period the deposit will be retained unless the property can be re-let in which case all payments will be refunded less any incurred expenses. Where the cancellation is made within four weeks of the booked period all payments other than the security deposit will be retained unless the property can be re-let

Insurance
in the light of the above and with regard to personal property it is advised that insurance be obtained from an Insurance company. In no circumstances will the owners be held responsible for loss of or damage to occupant's property.
